Look Beyond the Quote
The cheapest quote is rarely the best. Unscrupulous builders often submit artificially low estimates, only to hit you with 'extras' once the roof is off. Look for transparent, itemised quotes that break down labour, materials, and contingencies.
Verify Their Past Work
Always ask to view completed projects and, crucially, speak to previous clients. Ask about their communication style, punctuality, and how they handled unforeseen problems (because every build has them).
Contracts and Insurance
Never proceed without a formal, written contract (such as a JCT Home Owner Contract) detailing payment schedules tied to specific milestones. Ensure they hold comprehensive Contractors All Risk insurance and Public Liability insurance.
