What the Client Needed
A young professional couple in a narrow Victorian mid-terrace needed dramatically more space but refused to relocate from their beloved Islington street. The existing ground floor was dark, compartmentalised, and disconnected from a neglected 9-metre garden. Planning constraints included a Conservation Area overlay and a party-wall agreement with both neighbours.

Before & After

Key Architectural Features
- 4-metre structural steel ridge beam
- Full-height Crittall-style glazing
- Open-plan kitchen-diner
- Landscaped courtyard with modern paving
Our Workmanship
To achieve the seamless open-plan flow without intrusive pillars, we installed a heavy-duty 4-metre structural steel ridge beam, requiring complex propping and precision engineering. The flush threshold to the courtyard was meticulously tanked to prevent water ingress, and the bespoke roof lantern was structurally reinforced to handle extreme weather loads while maintaining minimal sightlines.

What We Delivered
We delivered a 42 m² wraparound extension that doubled the usable ground floor. A 4-metre structural steel ridge beam eliminated the need for internal columns, creating an uninterrupted open-plan kitchen-diner that flows through full-height Crittall-style glazing into a landscaped courtyard. The build came in £3,200 under budget and completed two days ahead of schedule.
“APEX transformed our cramped Victorian terrace into a stunning open-plan living space. The project management was impeccable — we knew exactly where our money was going every single week.”
