What the Client Needed
A growing family needed a fourth bedroom and a private bathroom without sacrificing their south-facing garden to a ground-floor extension. The existing loft was inaccessible boarded storage with no head height. Full planning permission was required for the mansard rear dormer under Lambeth Council's strict guidelines on roof profiles.

Before & After

Key Architectural Features
- Mansard rear dormer profile
- Master suite with en-suite bathroom
- Bespoke built-in wardrobes
- Three Velux skylights
Our Workmanship
This conversion required raising the structural ridge line by 300mm to achieve the required 2.4m head height. The heavy steelwork was precision-craned and bolted into the party walls under strict tolerances. Beyond the structural steel, the workmanship shines in the flawless plastering around the complex angles of the Velux skylights and the bespoke joinery of the eaves wardrobes, seamlessly integrating storage into the architectural constraints.

What We Delivered
The mansard conversion added a master suite with en-suite bathroom, bespoke built-in wardrobes, and three Velux skylights that flood the room with natural light. We achieved 2.4 m head height throughout by raising the ridge line by 300 mm — a structural move that required precision steelwork and close collaboration with the structural engineer. The finished space added an estimated £120,000 to the property value.
“From the initial consultation to handover, the APEX team were professional, communicative, and genuinely invested in getting every detail right. Our loft is now the best room in the house.”
