What the Client Needed
The owners of this classic Wandsworth Victorian had a narrow, underused side return — a 1.2-metre alleyway running the full length of the house, used for storing bins and bicycles. They wanted to absorb this wasted space into a modern kitchen without losing the period charm of the front reception rooms.

Before & After

Key Architectural Features
- 3-metre structural glass roof lantern
- Exposed brickwork detailing
- Polished concrete floor
- Handleless Leicht cabinetry

What We Delivered
By extending over the full side return and integrating a 3-metre glass roof lantern, we created a bright, 18 m² kitchen-diner that seamlessly connects to the original reception through a widened structural opening with exposed brickwork detailing. The polished concrete floor and handleless Leicht cabinetry deliver a distinctly contemporary feel, while the restored original cornicing and sash windows preserve the Victorian character.
“We compared three builders and APEX's fixed-price model gave us the confidence to proceed. No surprises, no hidden costs. The side return is now the heart of our home.”
